Champion is happy to work with local, regional and national brokers. Please send us all deals that fit our criteria below.
Locations:
Although our portfolio currently consists of assets located in the central Ohio area, we seek to acquire assets within Ohio and in North Carolina, South Carolina, Virginia, Kentucky, Tennessee, Minnesota and Wisconsin.
Asset Size:
Our current criteria specifies 150 or more units, but exceptions may be made in markets where we currently have an ownership presence or seek additional assets.
Asset Types:
The average age of our current portfolio is 1995. While no specific age range exists, we target Class A and B properties or value-add opportunities in Class A and B locations.
We are invested in mostly market rate two and three story garden-style apartments and townhomes. We will consider mid and high-rise construction.
We are comfortable with mixed-use developments, value-add opportunities and relatively stable REO assets with an emphasis on cash flow.
Deal Size:
Single assets to large portfolio acquisitions.
Deal Structure:
Typically all-cash transactions. We will consider the assumption of existing debt if the terms are favorable.
Submission and underwriting of properties:
In order for us to complete a preliminary underwriting analysis, we request the following information:
• Full Property Description with Unit Mix
• Photographs of Property
• Current Rent Roll with Current Delinquency List and Rent Concessions
• Current Year-to-Date Detailed Operating Statement with Detail by Month
• Trailing 12 month Detailed Operating Statement
• Historical Detailed Operating Statements for the Last 3 years with Detail by Month
• Detailed List of all Capital Expenditures for the Last 3 years.
• Detailed List of All Deferred Maintenance
• Current Staff List by Position Detailing Compensation, Number of Hours Worked
• Current Real Estate Tax Bill and Contact Information of the Local Tax Assessor
• Terms of Current Financing
• Market Information - Including both Sales and Rental Comps and Area Demographics
• Location Map and Site Map
